When you shop for a home purchase or refinance loan, a lender/broker will give you a “Good Faith Estimate”. This is a quote on the anticipated interest rate and closing costs. Unfortunately, in the mortgage brokerage business the actual costs to the consumer can be less than transparent (e.g. a rate vs. fees game). Sometimes lenders/brokers will quote a low interest rate and then charge excessive fees. Alternatively, lenders/brokers will quote low fees or no fees and then charge higher interest rates.
Tri-Star Realty does not operate according to these business models. We market our mortgage services in a fashion that is clear and understandable to the consumer. Our premise is that consumers do not have a problem with paying for services rendered; they just do not want to be taken advantage of. As a wholesale mortgage broker, we work with over 30 lenders and broker mortgages at wholesale rates. Instead of charging our customers higher rates or “junk fees” to make a profit, we charge a flat fee of $2,500 per loan. Our customers get the loan at a wholesale interest rate and our fees are clear from the beginning. We’ll even provide you with a copy of the “Rate Sheet” from the lender so that you can confirm that you are getting the loan at the “Par Rate”. The “Par Rate” is the lowest interest rate that the lender will offer to the consumer, assuming the lender does not have to pay a “commission” to the mortgage broker.
